    Heritage Texas Properties was one of Houston’s first real estate firms to recognize that advancements in technology and commerce via the Internet, social media, smartphones and tablets would change the way people communicate, manage their lives, and transact business.

        Being committed to meet this tidal wave – an attitude that won the company a “Most Innovative Brokerage Award” from Leading Real Estate Companies of the World® –  meant embracing it and preparing agents to work effectively in the new environment by enlarging their use of this smart technology and enhancing their ability to conduct business in the field.

        When Apple opened their new store and launched The New iPad, Heritage Senior Vice President Chaille Ralph thought that partnering with Apple to learn more, explore the use of Apple products, and improve the way agents conduct their business, with training and dedicated support, provided a perfect opportunity to take Heritage agents to the next level.

        “Chaille’s intuition was spot on. To provide excellent service and ensure customer satisfaction, our associates must be at the top of their game,” said Robin Mueck, Heritage President and CEO, “so we nurture them by providing the best tools and training available. In an era of high expectations, where ‘now is too late’ to tech-savvy consumers, these tools and resources provide quick benefits to them and our agents.”

         Beginning with an introductory session at the Apple Store for Heritage’s Leadership Team, and followed up with training workshops offered to associates from among Heritage’s many offices, already 50+ of the company’s 300 agents have benefitted from this excellent and ongoing collaboration.

        “Today’s market requires buyers and sellers to move quickly,” said Ralph. “With lower inventory, record low interest rates and the need to make timely decisions, our agents must have the necessary tools and technology training to support our clients. Partnering with Apple was a natural fit.”

    Heritage’s Memorial Office Offers Babysitting Safety Seminar

    On Thursday, May 17th, Heritage Texas Properties’ Memorial location will offer its annual Babysitting Safety Seminar – a free babysitting class for 11- 17 yr. olds taught by Coral Dicks, Women’s Service Patient Educator for Memorial Hermann/Memorial City Hospital. Heritage Memorial Vice President Candi Wood first recruited Coral Dicks, who was at that time the Head of Nursing for the Labor and Delivery and Nursery at Memorial City Hospital, to come to do the very first class 27 years ago.

    Since then, Coral has faithfully taught the class every year, filling the classroom with young people eager to learn. She teaches them all the things a young babysitter should know, from the most essential such as demonstrating how to hold and feed a dummy “baby,” to more serious endeavors like what to do if a baby or child is choking.

    She makes sure her students understand the range of responsibilities one is accepting when they take on a babysitting job, as well as the “rules of behavior” once on the job. Once completed, certificates are given to those who participated attesting to their abilities to perform babysitting services safely.

    Heritage Texas Properties Hosts Annual Brookwood Mother’s Day Plant Sale

    Calling all green thumbs, gardening enthusiasts, and sons or daughters searching for a special Mother’s Day gift! Heritage Texas Properties’ Memorial office at 14340 Memorial Drive, between Kirkwood and Dairy Ashford, will once again host its annual Brookwood Mother’s Day Plant Sale officially opening on Friday, May 11th and continuing through Saturday, May 12th.

    Each year, members of the Brookwood Community bring a beautiful array of plants and handmade crafts and hold an open-air market in the front parking lot of Heritage’s Memorial office location and it is always an astounding success. Currently spearheaded by Heritage Vice President Candi Wood, this partnership between Brookwood and Heritage Memorial has endured for at least a dozen years.

    Brookwood is an educational, residential, and entrepreneurial community for adults with functional disabilities. The organization, with a facility in Brookshire, Texas, provides innovative opportunities for their members to learn new skills and contribute in enterprising ways, all while developing self-esteem and a sense of pride in their work.

    This year’s event promises to be yet another popular destination for Memorial and West Houston residents and a great fundraiser for Brookwood. Heritage Texas Properties is proud of its participation and looks forward to working with this dynamic group again in 2013.

    Every year, Houston Business Journal honors real estate professionals in the Houston area, ranking individuals and teams by number of transactions sold and the dollar amount of transactions sold within a year. On Friday, March 23rd, at their annual breakfast honoring Houston’s Top 25 Residential Real Estate Professionals in each category,  HBJ announced their rankings for 2011.

    Heritage Texas Properties is extremely proud that five of its hardworking sales associates were among them. Brandey Heckeroth, from Heritage’s Royal Oaks office, was honored for her production ranked by 2011 Gross Dollar Volume of Residential Sales; while Mark Ellis, Catherine Ellis, Clint Nabors and Amy Nabors, who are members of the Ellis-Nabors Team working out of Heritage’s Cypress Village office, were recognized for their production in both team categories: 2011 Gross Dollar Volume of Residential Sales and the Number of Closed Transactions in 2011.

    Brandey Heckeroth dreamed of being a successful Realtor since childhood, a dream that has long since been realized – many times over. A former Broker-Owner of a boutique real estate firm with a strong reputation for attention to detail and precise execution of transactions, Brandey has earned numerous awards all acknowledging her status over the last eleven+ years as a Top Producer in the Houston marketplace.

    The Ellis-Nabors Team motto, “Real Estate Is Our Heritage” aptly defines this family team, which is built around 65 years of combined real estate experience. As a team, they ranked 4th in 2010 among Heritage Texas Properties’ Company-Wide Top 20 Producers & Teams, then exceeded that accomplishment by ranking 2nd in 2011. This stellar performance earned them well-deserved spots on both of Houston Business Journal’s lists dedicated to the “2011 Top 25 Residential Real Estate Teams” – a crowning achievement. They were recognized for their Gross Dollar Volume and for their Number of Closed Transactions.

    As Mueck  points out, “Each member of the team has a well established and proven track record of their own.     Heritage Texas Properties Broker/Owner, President and CEO, Robin Mueck, was honored to be highlighted and invited onstage at the opening ceremonies that kicked off the Leading Real Estate Companies of the World’s Annual Conference last week in Orlando, Florida. 

    Mueck’s invitation to be a participant in the conference’s opening ceremonies came as a result of a challenge issued at last year’s conference in Las Vegas by Leading RE’s Chairman, Bill Watson, who asked members to improve their production within the network, and set a goal of increasing previous performance by at least 25%. Thanks to the stellar performance of Heritage sales associates and the hard work of the company’s outstanding Relocation Department throughout 2011, the company experienced a growth in production of an astounding 41%!

    Each year, this prestigious conference attracts the industry’s most innovative and highly successful players including brokers, managers and relocation professionals from top domestic and international real estate companies who look forward to this annual opportunity to attend timely educational workshops, brainstorming sessions and network with their peers in the industry. A literal “Who’s Who” of the industry were either in attendance or featured speakers during the event. Among them: world renowned futurist author Dr. Michio Kaku, whose “Physics of the Future” has been on the NY Times best seller list, and Spike Jones, author of “Brains on Fire.” Also there were some of the “Deans” of LeadingRE Institute – educators, speakers, and leaders including Steve Harney, Matthew Ferrara, Mike Staver, Marc Davison and Marilyn Wilson.

    Among the SUMMIT speakers, session leaders and panels featuring Luxury Portfolio members and wealth experts from other industries, was keynoter Robert Frank, a best-selling author and senior writer for The Wall Street Journal. His session, “Identities of the High-Beta Rich,” examined the changing impact of wealth on the economy.  Also featured were Jim Taylor, from the Harrison Group, whose seminar focused on trends relating to luxury consumers.

    Given Heritage’s aggressive digital strategies, which won the company LeadingRE’s Most Innovative Brokerage Award at last year’s conference, of particular interest to Silverman and the rest of the Heritage contingency, was a presentation by social media expert Spike Jones, who shared methods for making “Word of Mouth Marketing” work for audiences in our digital age.

    As a member of the “Rethink Referrals” panel, Ooma Lakshmanan shared her vision on the current landscape of the real estate industry and providing growth strategies and increasing outgoing referrals through imaginative marketing; fostering accountability among agents and effectively recognizing their achievements; driving income, maximizing opportunities, and supporting colleagues; and raising one’s company profile to gain global recognition within the network of LRE’s prestigious member companies.

    But a true highlight of the conference, which came as a huge surprise to her, was the awarding of the Leading Real Estate Companies of the World President’s Service Award to Heritage President, Robin Mueck, for her leadership, volunteerism, support and dedication to the goals of Leading RE and how it serves relocating consumers.

    “I am extremely pleased to receive this recognition and be valued in this way with this very prestigious award,” said Mueck.  “I have the upmost respect for LRE and LP and their network of industry leaders.  To be acknowledged with the President’s Service Award is indeed a major honor.” 

     

    Heritage Texas Properties Invites Mike Brubaker and Stacey London to Address Agents

    Heritage Texas Properties has a well-established reputation for keeping education and training at the core of its culture. One facet of that endeavor is to bring in talented experts and industry leaders from various fields to share their expertise and counsel agents on a wide variety of fresh and topical subjects relevant to today’s real estate environment. Whatever the topic, these guest speakers impart valuable information that aides agent productivity and serves their clients.

    In line with that philosophy, the Heritage Texas Properties Post Oak Park office recently invited veteran real estate appraiser Mike Brubaker, SRA, President and CEO of Brubaker & Associates, Inc. and Stacey London, President of Houston Capital Mortgage, to their weekly sales meeting.

    Realtors work hard to stay current on trends and fluctuations in the residential real estate market and report that the two key questions they get asked by sellers and buyers are, “What is my home worth,” and “What are current mortgage rates.” So, there was a very attentive audience as these talented professionals made their presentations.

    Both addressed the changes in lending requirements and appraisal practices brought about by the sub-prime mortgage difficulties.  London reminded agents that today’s mortgage rates are probably the lowest they will see in their lifetimes and, while underwriting criteria has become more strict because of the sub-prime problems, the tradeoff is that these lower rates help people qualify for greater loan amounts.

    Brubaker followed up with the reminder that there is “no divine value” when it comes to appraising a home and how Realtors well-armed with good and accurate information can affect an outcome. Their part in assisting and educating an appraiser regarding a listing’s history, specific features, and other vital information are essential. He discussed how practices have changed and advised on what sellers, buyers and their Realtors should expect because of those changes.

    Needless to say, there was an enthusiastic and very useful question and answer session after these presentations.

    Heritage Hoopla Wins Again!

    Heritage Texas Properties’ participation in the 25th annual ConocoPhillips Rodeo Run on February 25, 2012, as members of the Heritage Hoopla Team, like the race itself, broke all previous records!  The company has been a proud sponsor of the Rodeo Run for 8 consecutive years and won numerous awards for their contributions, including 1st Place in 2006 and 2011 as the most creative and enthusiastic Hoopla Team.  If you’re asking yourself what a “Hoopla Team” is, it’s a group of people who gather at a designated spot on the course to serve as “official cheerleading squads,” cheering and entertaining the runners and walkers.

    Defending last year’s title, the leadership, agents and staff from multiple Heritage offices felt duty-bound to match or top previous participation and, this year, assembled 33 team members to win 1st Place again –the third such win and second in a row – a feat never before accomplished!

    Among the Heritage Hoopla Team members were Vice Presidents, Judy Carr and Candi WoodTeam Organizers, Norma Chaney and Ooma Lakshmanan;  and Team Captains:  Jason Bisotonni and Terry Evans (Post Oak Park office), Vicky Fleisher (Vintage Park office), Janice Ireland (Memorial office), Shannon Lester (Cypress Village office), and Wendy Mottern (Fort Bend office).  Others lending their enthusiastic support were Rosalva Alvarado, Alida Bonds, Brett Buchanan, Lacey Cannon, Cheryl Critton, Catherine Ellis, Menka Grant, Mark Lester, Paul Silverman, Robin Trygstad, Rosana Williams, special team member, Nathan the Tall Texan, and various friends and family members.

    Team members were delighted with their first place win, but they all agreed it was the fun of being there that was their greatest reward!  What they didn’t know, until the race was completed, was that Heritage’s fearless leader (a colloquialism that takes on special meaning in this case) President and CEO Robin Mueck, who only last month completed a half marathon for another charity, was running on the longer 10K course (while the Heritage Hoopla Team was stationed at various spots along the 5K course)!

    The Rodeo Run is well known for its fun and festive atmosphere, complete with costumed contestants (this year ranging from men dressed as King Tut, Fu Manchu and Paul Revere, and female runners bedecked in yellow feathers and colorful tutus) and a Texas-size post-race party. But, most importantly, in addition to its being a great way to kick-off our very popular Houston Livestock Show and Rodeo and its opening Parade, the race is designed to raise scholarship funds for Texas youth.

    As with Heritage, the 2012 Rodeo Run enjoyed a record-setting year! This year there were an amazing 15,000+ participants, a 17% increase above 2011, raising $400,000 in scholarship funds. Since its inception, the Rodeo Run has raised more than $3.3million for the HLSR Education Fund! This wonderful combination of Texas-size hoopla and generosity makes the annual ConocoPhillips Rodeo Run one of the most popular and memorable races in the region. We can’t wait for the next one!

    Heritage Texas Properties Is All Heart!

    To say that the management, agents and staff at Heritage Texas Properties’ Vintage Park office are “all heart” would not be an overstatement. They’ve been showing their love in matters of the heart – the American Heart Association of Northwest Harris County, that is – for years now.

    Giving of their time, financial support, and enthusiastic volunteer assistance, they have had a major presence in the work of the organization, working hard to increase awareness regarding heart health. Whether it be their enthusiastic support for:

    • Last spring’s “Stayin’ Alive” Heart Ball at the Hilton Americas Houston;
    • The company’s participation in the fall 2011 Northwest Harris County Heart Walk where the Grayson-Patton Team donated their photography services, were Logistics Chairs, and raised money for the event, and many from the Vintage Park office walked;
    • The citywide two-month promotion and “Go Red” Campaign by Heritage agents who placed red, heart-shaped balloons on all “open house” signs during that period; or,
    • Most recently, the sponsorship of the 2012 Go Red For Women Luncheon, held the day before Valentine’s Day,

    there has been eager and ongoing support for the work of the American Heart Association.

    For the February luncheon event, for example – where the Methodist Hospital System offered “Smart Heart” screenings and Drs. Miguel Gomez and Valentina Ugolini were featured speakers – Heritage Texas Properties was a proud corporate “Live Red” Sponsor; Heritage Vice President Judy Carr served as a member of the Executive Leadership Team; and Summer Patton, a member of the top producing Grayson-Patton Team, served on the Auction Committee. Summer and her husband, David Patton, have been donating their time and resources to help raise funds for AHA for the last 7 years. Also representing Heritage Texas Properties at the luncheion were Heritage’s Broker/Owner, President and CEO, Robin Mueck, and her husband,  Executive Vice President and Principal, Jerry Mueck.

    Betty Byrd Named Heritage Legend for 2011

    As Heritage Texas Properties was preparing to announce the names of its sales associates whose year-long production had reached stellar proportions and ranked them among the 2009 Company-Wide Top Producers, President and CEO Robin Mueck suggested that the company should consider creating an annual award that recognizes a lifetime of achievement during an outstanding career in real estate, exemplifies the legendary status they have earned among their peers, and acknowledges the gift of their knowledge and expertise which they readily share with others. That year, Sarah Lee Marks was named the company’s first Heritage Legend. The following year, Jo Cochran was named our 2010 Heritage Legend.   

    We are so proud to announce our 2011 recipient of the Heritage Legend award is Betty Byrd. A lifelong resident of Bellaire with a successful career spanning 40 years, Betty has consistently shown a determination to succeed and grow her business while eagerly sharing her success and knowledge with all around her. Her honesty and integrity are crowned by a gracious manner that many can only dream of.

    Betty began her real estate career in 1971, working with her father, Henry Hodell, at the real estate company he established in 1939. In July 1997, twenty years after Betty took over management, Hodell-Byrd Properties joined forces with Heritage Texas Properties. The merger brought together the experience and expertise of two longtime real estate firms to provide superior service.  Since then, Betty is proud to have ranked many times among the top five and ten producers at Heritage Texas Properties’ Post Oak Park office.

    Instrumental in working with the City of Bellaire to encourage builders and buyers to appreciate the benefits of living in Bellaire, Betty is proud to point out that she has come full circle and sold new construction in some of the same areas in which her father specialized more than 50 years ago.

    Like the two Heritage Legends who preceded her, Betty hardly considers being named Heritage Legend for 2011 as a lifetime achievement award that signals she is hanging up her Realtor spurs. In fact, while Betty recently put down new roots in The Woodlands, she still continues to actively cultivate the “garden” of devoted clients she developed in Bellaire over her long and successful career. Active in both communities, she enjoys participating in Bellaire’s Fun Run, Holiday in the Park, and their many other events, as well as The Woodlands’ “Lighting of the Doves” celebration.

    As a follow up to the Heritage Texas Properties celebratory breakfast and Awards Ceremony honoring the Company-Wide 2011 Top Producers and Teams held at the Houston Country Club on January 24th where all members of the company, including its Leadership Team, sales associates and staff members, were in attendance, and to further celebrate the stellar achievements of the company’s “Best of the Best” and their 2011 production, Heritage principals Robin and Jerry Mueck hosted a private luncheon at Hotel Granduca to honor these exceptional real estate professionals.

    A common theme running through both the Houston Country Club breakfast and the luncheon at Hotel Granduca was how we should all be thanking our lucky stars that we call Houston home!
